PCS to San Antonio: Planning the Real Estate Side

PCS to San Antonio: Planning the Real Estate Side

When orders come in, a lot of things need attention at the same time. I'm Josue Mayfield, MRP. I'm a U.S. Marine Corps veteran and a Military Relocation Professional with Big Bexar Realty Group, brokered by Real Broker, LLC. My part of your move is the buying or selling side, and this post explains how I like to plan it.

Get the map in your head first

Joint Base San Antonio has three primary locations, and they're in different parts of the area: JBSA-Fort Sam Houston, JBSA-Lackland, and JBSA-Randolph. Major routes like I-10, I-35, I-37, Loop 410, Loop 1604, and US 281 connect them to the rest of San Antonio and the Hill Country. Start with where you'll report, then think about how far you're willing to commute. That narrows your search quickly.

My San Antonio page covers the city's layout, and the Boerne and Hill Country pages describe the areas northwest of town.

Build the timeline backward

Start with your report date and work backward:

  • When do you need to be moved in?
  • How much of the search can you do from where you are now?
  • Are you selling a home here before you leave, or buying one here when you arrive?

Once we know those dates, I'll put together a step-by-step plan that fits them. Orders can change, so we'll keep the plan flexible and talk often.

If you're selling on the way out

If you're leaving San Antonio, I'll walk you through getting your home ready, listing it, and closing, and I'll keep you updated even if you've already left. See Selling Your Home.

If you're buying on the way in

If you're coming to San Antonio, we'll start with your must-haves and your commute and then look at homes together. See Buying a Home. I'm not a mortgage lender, and I don't give loan advice. I work with trusted mortgage lenders who can answer those questions, including Joseph Hummel and Candice Easton, and you're always welcome to use any lender you choose.

One plain note

If you already have an agent representing you, I can't step into that transaction. If you don't, I'd be glad to help.
